Landlord's Guide to Electrical Safety

Electrical Installation Condition ReportFrom 1st July 2020 new government legislation has been implemented.  On all rental properties it is now mandatory that you have a valid Electrical Installation Condition Report Carried out (EICR).

From 1st July 2020 for new tenancies or April 2021 for existing tenancies that means you must have an EICR carried out on your rental property completed.

The guidelines require that a rental property has to have an EICR in place at the point of a new tenancy or change of tenancy or every 5 years or sometimes less depending on the quality of the existing current installation.

Jeff Borkett Electrical Services (NICEIC, APPROVED CONTRACTORS) have been conducting EICRs for landlord’s clients and new buyers for many years.

Routinely, each test takes between 3-6 hours depending of the size of the property and complexities of the circuits. The inspection and test includes visually checking the accessories and light fittings, normally a sample 40% for any damage, tightness of the associated terminations and general wear and tear of the electrical installation.

Following the visual inspection, fixed wiring tests are carried out to determine the condition of the fixed wiring for any deterioration or any unforeseen damage. EICRs will check the overall condition of the electrical installation in the property and will pick up on any faults or electrical damage, and also any wiring that doesn’t meet the current regulations.

At the end of the test and inspection a Satisfactory or Unsatisfactory outcome will be granted,  with any failures or non compliances being coded as below:-

Classification Codes

Code 1             Danger Present. – Risk of Injury. Immediate remedial action required.

Code 2             Potentially dangerous.  –  Urgent remedial action required.

Codes 3           Improvement recommended.
